Thirty years later the Companyʼs platforms run across the whole life of a built asset. 1996–2026 From digitising processes to creating intelligent platforms for the built environment When SoftTech began its journey in Pune in 1996, building approvals were largely paper-driven processes—drawings, files and regulations moving physically between architects, engineers and public authorities. Three decades later, more than two million building permits have moved through systems developed by the Company. Behind this transformation lies something deeper than software: the accumulated ability to interpret complex development regulations and convert them into digital rules that technology can consistently evaluate. The first decade, from 1996 to 2006, was about building domain depth. Working with the Indian construction industry brought SoftTech close to the regulations, drawings, approval processes and public authorities that shape development. The Company's early engineering software established the foundation for what would later become one of its most important capabilities: combining civil- engineering knowledge with software technology. The second phase began with automation. The launch of AutoDCR in 2006 marked an important shift—from using technology to support engineering tasks to encoding municipal building regulations so that plans could be scrutinised digitally. As adoption expanded across municipalities, the Company's regulatory knowledge became embedded in repeatable technology. In 2017, BIMDCR extended this approach from two-dimensional drawings to Building Information Models, followed by SoftTech's listing on the NSE and BSE in 2018. The third phase has been the transition from products to platforms. Since 2018, separately developed solutions have increasingly come together within the Civit Suite, supported by a shared technology architecture. Artificial intelligence, digital twins and blockchain have expanded the Company's capabilities into platforms such as CivitTWIN, CivitTDRx, CivitSUSTAIN and CivitMETAVERSE. The commercial model has evolved alongside the technology—from primarily licence-led revenues toward SaaS, pay-per-use and transaction-based models capable of generating recurring revenue from platforms already deployed. What has remained constant through each phase is the challenge at the heart of the business. A building regulation is not simply a software specification. It must be interpreted correctly, translated into machine-readable logic and implemented in a manner accepted by the authority responsible for enforcing it. That work must be repeated across jurisdictions. SoftTech's experience now extends across more than 1,500 urban local bodies in 18 states, with the same regulatory technology capability beginning to extend into Germany. FY 2025–26 represents another important point in this progression. CivitTWIN and CivitTDRx entered commercial service, while CivitSUSTAIN and CivitMETAVERSE progressed from research and development to their first orders. At the same time SaaS and pay-per-use revenue grew 38.6% to Rs. 31.72 crore — evidence that the strategic transition from selling software licences toward operating digital platforms is beginning to translate into commercial outcomes, even as one-time licensing grew faster still and the recurring share of the sales mix fell for the year. Thirty years therefore represent more than a corporate milestone. They represent the gradual creation of a digital foundation for how the built environment is planned, checked, approved and managed—a foundation built at the intersection of engineering, regulation and technology. As artificial intelligence reshapes what software can understand and automate, the next chapter is to make that foundation increasingly intelligent, connected and scalable—helping authorities, architects, developers and citizens move from digital processes toward a built environment where compliance can be understood earlier, decisions can be supported by data, and increasingly complex regulations can be translated into simpler digital experiences.
